A new neighborhood with a storied history - Like the Hill Country surrounding it, Sweetwater is rich with history and folklore. Cowboys and ranch hands working this land in decades past found evidence of ancient Native Americans and Tejanos—the pre-Anglo Mexican settlers. All it takes is a little imagination to bring the history of this land to life.
Listen closely and you might hear the squeak of a wagon wheel. That would be from one of the old stagecoaches rolling through on its way from Austin to Llano. Or maybe you hear the pounding of a thousand hooves. That would be from the cattle herded through here in the late 1800s, bound for the famous Chisholm Trail.
Jump ahead again to the early 1950s. By then this land was owned by a colorful character named Osceola Heard Davenport. The rich widow of a Rio Grande Valley oilman, she moved to the Austin area in search of society life and a ranch that didn’t “stink of oil.” First she bought 1,280 acres fronting Lake Austin, where the Austin Country Club and Davenport Ranch are now. Her plans to raise cattle failed because the land was so thick with trees and shrubs. To fulfill her ambitions as a rancher, she assembled 3,200 acres in western Travis County and called it the Lazy Nine Ranch. She and her heirs ran cattle there until 2007. Part of the old Lazy Nine is now the community of Sweetwater.
The land also figured in music history. In 1983, Willie Nelson and Merle Haggard came here to shoot a music video of the Townes Van Zandt song “Pancho and Lefty.” You can still watch it today on YouTube.
Names of people and places that figure in the history of Texas and the Hill Country can be found on many of the street signs in the villages. But more history remains to be made at Sweetwater. Maybe someday we’ll add a new paragraph to this story, because this is where you’ve chosen to live.

Sweetwater is a community of small neighborhood villages, where it's easy to get acquainted with those who live nearby. Davenport Summit is our first gated village, offering Sweetwater's largest homesites and incredible Hill Country views. Homes here are built by Drees Custom Homes and River Oaks Homes. The neighborhood is named for Osceola Heard Davenport, a wealthy South Texas widow who owned this land in the last half of the twentieth century.
Just past the Sweetwater Club and the gnarled, red 800-year old madrone tree, you'll find the Creekside and Canyonwood villages, which are intermingled. This area offers spacious homesites and a fantastic selection of home plans by Coventry, Taylor Morrison, David Weekley and Ashton Woods. Home sales here have been brisk, but attractive homesites are still available if you act now. The names of these villages were inspired by the topography, and the street names pay homage to some of the Native Americans that once made this land their home.
The Highland Lakes village offers a wide range of one-and two-story plans by Ryland and Chesmar. The neighborhood is named after the seven fresh-water reservoirs in Central Texas that were created in the 1930s and 40s by damming the Colorado River. Those "lakes" are Lake Buchanan, Inks Lake, Lake LBJ, Lake Marble Falls, Lake Travis, Lake Austin, and Lady Bird Lake. Street names throughout the neighborhood make reference to the important resources that these lakes provide.
In early 2014 Stonecreek village was opened with homes by David Weekley and Ashton Woods. The Stonecreek neighborhood pulls its name from the characteristics of the surrounding land - the canyons that surround it become stony creeks after it rains, and little waterfalls form along the hillsides and in the creek beds.
Sweetwater is located within the Lake Travis Independent School District (LTISD), which ranks among the best in Texas by virtually every measure. The Texas Education Agency rates the district as Exemplary, a designation achieved by just 5 percent of school districts statewide.
